Local Services Ads or SEO? What Plumbing and HVAC Companies in Western PA Should Fund First
It is the first cold week of November. A furnace in a Hermitage ranch house stops lighting at 9 PM. The homeowner picks up a phone and types "furnace repair near me." Before they see a single map pin or a single website, they see three or four boxes with a green check mark and the words "Google Guaranteed."
Those are Local Services Ads. If you run a plumbing or HVAC company in Mercer, Lawrence, Butler, Crawford, or Erie County, you have probably had a Google rep call you about them, and you have probably wondered whether they make plumbing and HVAC SEO a waste of money.
They do not. But they do change the order you should spend in, and they are easy to get wrong in both directions. Here is how we explain it to the plumbing and HVAC owners we talk to.
What is actually at the top of a plumbing or HVAC search now?
On a phone, a typical emergency search for a home service trade shows up to four layers, top to bottom:
1. Local Services Ads. The boxes with the badge, a star rating, and a call button. Pay per lead.
2. Regular Google Ads. Text ads marked "Sponsored." Pay per click.
3. The map pack. Three businesses on a map, ranked by Google from their Business Profiles. Free.
4. Organic results. Ordinary website listings. Also free.
Not every search shows every layer, and the layout changes by trade, by town, and by the week. Search your own core services from your own driveway and from a customer's town and look at what comes up. That ten minute exercise tells you more about your market than any sales call.
The point is that the top of the page is now a mix of rented and earned space. Local Services Ads and regular Ads are rented. The map pack and the organic results are earned. A healthy plumbing or HVAC business usually has a presence in both.
How do Local Services Ads work for plumbers and HVAC companies?
The short version:
- You pay per lead, not per click. A lead is a phone call, a message, or a booking that comes through the ad. Someone who looks at your ad and scrolls past costs you nothing.
- Google screens you first. Depending on the trade and the state, that can include background checks, license verification, and proof of insurance. It takes a few weeks, so start before the season, not during it.
- You set a weekly budget and pick the job types and service areas you want leads for.
- Google decides who shows first. Its published factors include how close you are to the customer, your reviews and rating, how quickly you answer and respond to leads, your business hours, and whether you have received serious complaints.
Notice how much of that list overlaps with what wins the map pack. Proximity, reviews, responsiveness, and hours are all map pack signals too. That overlap is the most useful thing to understand about the whole decision, and we will come back to it.
What do Local Services Ads do well?
They are genuinely good at three things.
They put a new or small shop at the top immediately. A two-truck plumbing company that just started in Grove City will not be in the map pack for "plumber near me" next week. It can be in Local Services Ads as soon as the screening clears.
They only charge for contact. For an emergency trade where one furnace replacement can cover a month of marketing, paying for a ringing phone instead of a click is a good deal on paper.
The badge builds trust. A homeowner with water on the basement floor at midnight does not research. A green check and a star rating is often enough to get the call.
Where do Local Services Ads fall short?
This is the part the sales calls leave out.
The visibility is rented. The day you pause the budget, you are gone from the top of the page. Nothing you paid for keeps working. If you lean only on Local Services Ads, you are in the same spot as a business running only regular Google Ads, which we priced out by trade in whether a business should fund SEO or Google Ads first.
Not every lead is a job. You will pay for some calls that are wrong numbers, sales pitches, out of area, or price shoppers. You can flag those and ask for credit, but it takes a weekly habit of reviewing leads, and owners who are busy in the field usually skip it. Budget for some waste.
Busy season gets expensive. Every plumbing and HVAC company in your area wants the same calls on the same cold mornings. Lead costs tend to rise exactly when you are already booked out, which is when you need the extra calls least.
A combined shop has to set it up carefully. If you do both plumbing and HVAC, each trade is its own category with its own job types and its own screening. It is the same structural problem we covered in one service page or two for a combined plumbing and HVAC shop: set it up lazily and one trade gets all the visibility while the other quietly starves.
It does nothing for the jobs people plan. A water heater replacement, a new AC system, a bathroom remodel, a maintenance plan. People research those. They compare a few companies, read reviews, and look at your website. That buyer spends more time in the map pack and on your site than in the badge boxes.
Is plumbing and HVAC SEO still worth it if you run Local Services Ads?
Yes, and the overlap we mentioned is why the two work better together than apart.
The work that gets you into the map pack is mostly the same work that makes Local Services Ads cheaper and better placed: a complete Google Business Profile, a steady flow of real reviews, accurate hours, and fast answers to every call and message. A company that does that work well tends to rank higher in both places. A company that skips it pays more per lead and still loses the map pack to a competitor who did the work.
And the map pack keeps working when the budget stops. It does not charge you per call in January. That is the whole argument for plumbing and HVAC SEO: it is the part of your visibility you own. Our HVAC SEO service and local SEO for plumbers are built around getting you into those three map spots for the services and towns that make you money, on a website that is yours. (If your current site came with an equipment dealer program, check whether that site can actually rank before you pay anyone to optimize it.)
Which should a Western PA plumbing or HVAC shop fund first?
Here is how we would split it, depending on where you are today.
Fund neither yet if your Google Business Profile is unclaimed or half finished, you have fewer than a dozen reviews, or nobody answers the phone after 5 PM. Local Services Ads rank you partly on responsiveness and reviews, so you will pay top dollar for bottom placement. Fix the free things first.
Start with Local Services Ads if you are new, you need calls this season, and you can commit to reviewing leads every week. Treat it as a bridge, not a plan.
Start with SEO if you have been in business for years, you have solid reviews, and most of your profit comes from installs, replacements, and maintenance plans rather than emergency calls. That work is planned, researched, and won in the map pack.
Run both if you are established and want to grow into a new county. Local Services Ads cover the new territory while the map pack work catches up, and as your map rankings come in you can turn the ad budget down instead of up.
What does it cost to do this properly?
Anything you spend on Local Services Ads is billed by Google directly, per lead, and is separate from what you pay any agency. Our plans cover the earned side: your website, your Google Business Profile, and your map rankings. Every plan includes a website we build and you own.
- Foundation: $499/month plus a $500 one-time website build and setup. A custom site of up to 20 pages, hosting, on-page SEO, Google Business Profile optimization, a cleanup of your name, address, and phone number across the web, and a monthly report.
- Growth: $998/month plus a $1,000 one-time build and setup. Everything in Foundation, plus unlimited pages (every service and every town gets its own, which matters a lot for a combined plumbing and HVAC shop), blog content, advanced Business Profile management, citation building across 30+ directories, map ranking heat maps, and competitor monitoring.
- Dominate: $1,497/month plus a $1,250 one-time build and setup. Everything in Growth, plus Google Ads and Facebook Ads management with custom landing pages (ad spend is separate).
Pay annually and you get 50% off the setup fee and two months free.
And here is what makes the earned side a safer bet than it sounds. We get your business into the top 3 of the Google Maps pack for your core service queries within 90 days, or you stop paying the monthly fee until we do. We keep working. You keep your number.
We vet the fit before we sign. If your service area makes the top 3 unrealistic in 90 days, we say so on the first call.
What should you do this week?
1. Search your three most profitable services from two customer towns and write down who is in each layer of the page.
2. Count your Google reviews and check your listed hours against the hours you actually answer the phone.
3. If you already run Local Services Ads, pull last month's leads and mark which ones became paying jobs. That number is your real cost per job.
4. Decide which trade (or which county) you most want to grow next year. That decides where the money goes first.
